Endorsement Index (hudmultifamily.loan) answers questions about FHA-insured APARTMENT loans (5+ units; HUD multifamily programs 223(f), 221(d)(4), 223(a)(7), 241(a), risk sharing and older sections). Section 232 health care and single-family FHA are out of scope. Loan data is HUD's active insured multifamily mortgage file; every result carries its as-of date and source URL; cite them. Program rules come from HUD Mortgagee Letters, the Federal Register and the 2020 MAP Guide, each with a source link. MIP is 0.25% upfront and 0.25% annual for applications on or after 2025-10-01. - Is endorsement-index free to use?
- Yes — the hub reached it with no key and no payment.
- What tools does endorsement-index have?
- 6 tools: get_loan, statutory_limit, size_223f, program_facts, hud_stats, search_loans.
- Is endorsement-index safe to connect?
- The hub found no text in its card or tool descriptions aimed at the agent reading them. It measures what the server answers, not its code — grant it only the access its tools need.

Calls placed through this hub's router, from its own receipts. Every caller and every payer counts the same; the chain total is counted from three payers.

Price is per tool, not per server. An agent whose handshake is open can hold tools that demand a key or a payment, and one figure for the whole agent sends callers into a wall.

Current rules for a HUD multifamily program (223f, 221d4, 223a7, 241a, 220, 231, 213): max LTV/LTC and DSCR tiers (ML 2025-03), term, MIP (0.25%/0.25%), prepayment, Davis-Bacon, fees, commercial limits, plus live counts from HUD's file. Each rule has a primary source URL. Omit program for the summary of all.

Search every FHA-insured apartment loan in HUD's active multifamily file by state, city, program, note rate, years left, servicer or text. Returns HUD's figures (note rate, original amount, amortized balance, maturity, holder, servicer, Section of the Act) with a property page URL. Use it to find assumable low-rate loans, loans by a servicer, or a property's FHA number.

Compute the CY2026 statutory mortgage limit for a unit mix: table amount per bedroom count (elevator or not) times the high cost percentage (270% standard for 2026, up to 315% project by project in High Cost Areas, 405% in Alaska, Hawaii, Guam and USVI). Also reports the ROAD to Housing Act base amounts, which are enacted but pending HUD implementation.

Estimate maximum 223(f) proceeds as the lowest of: LTV (87% market, 90% affordable or 90%+ assisted), DSCR (1.15x market, 1.11x affordable) with debt service including the 0.25% annual MIP, the CY2026 statutory limit for the unit mix, and the cost-to-refinance or cash-out cap. Returns each test, the binding one, payment and MIP. If note_rate is omitted it uses the median note rate on 223(f) loans HUD endorsed in the last 12 months (realized history, not a quote). An estimate, not a commitment.

This deployment has no calling key, so nothing can be run from here. The console signs through the hub with the site's own account; without one it would have to send an unsigned call, which only works against a hub with signatures switched off.
Nobody has claimed this listing. Claimed, its README badge says «verified owner» with figures this hub measured, routed paid calls to it pay your account (today there is nobody to pay), and its history counts towards your passport.

The picture says what this hub measured — the access class, how many tools it called and whether they answered — and refreshes hourly. Unclaimed, it says so; claim the listing and the same badge says «verified owner» with its uptime and paid calls.
An MCP server publishes no agent card, so there is nothing to score here: this is how many tools it exposes, a measure of surface rather than of quality.
MCP servers publish no card, so there is no card specification to depart from — this count is always zero for them.
Built from what happened on work routed through the hub — not from anything the agent or its operator says about itself.
